Open House Tips
- Schedule: post and advertise your open house a week prior to the event.
- Sign: Post an Open House sign in your yard a week prior to the event. Make sure the sign has the time and date of the Open House. This is great for anyone driving by, for themselves or friends and family members they know are looking to buy a house. Great exposure and it doesn’t cost a lot of money.
- Day of Week: Typically Sunday is the best day, it’s what people expect since most open houses are held on Sunday. Depending on what’s going on in your town, if there is an event that’s bringing more traffic into the area, you may want to consider a Saturday Open House, or even an early weekday evening is a possibility for people on their way home from work, depending on the area you live in and the time of year.
- Time: You can schedule an Open House anytime you choose. Typically you will see open houses scheduled from 1pm – 3 or 4pm. Another is option is 11am-3pm or 12pm-3/4pm. Whatever time you schedule, make sure you start your open house on time expecting some people will show up early, and know that people will come at the very end as well keeping you longer than you thought.
- Cancellation: If you must cancel your open house, do it as soon as possible and leave a note posted either on the sign or on the front door “Open House Cancelled” the day the Open House was originally scheduled for those who didn’t check the schedule before showing up.
- Finally: Open Houses are a powerful tool; buyers do a lot of their own footwork. You may not think it’s working because people don’t always tell you what they think. One weekend you may get the wife and the next weekend the husband or in-laws and you may not even know they’re together, or perhaps they are in the beginning stages of looking and will want to come back after seeing other houses on the market. Open Houses gives buyers an opportunity to look on their own and within a range of time that’s convenient for them and know that most people wouldn’t buy your house without seeing it first.
