What’s Included

The Seller’s Multiple Listing Service (Seller’s MLS) is for sellers who want the option to sell their home on their own without paying a commission while leaving their options open and listing their home on the Realtor’s® MLS where thousands of agents are looking for homes for their buyer clients. The Realtor’s® MLS is a real estate agent’s single most important tool to help their seller’s sell their home and for buyer agents to find homes for their buyer clients. Thousands of agents rely on MLS to service their buyers and sellers.

About the MLS… Only licensed agents and brokers who are members of the MLS are permitted to post listings. In order to get your listing posted on MLS, you have to do it through a real estate agent, and you are required to either have an Exclusive Right to Sell Listing Contract or an Exclusive Agency to Sell Listing Contract. The difference is with an Exclusive Right to Sell Listing Contract, no matter who sells your home, including you, you would pay a realtor commission.

With Living Connecticut’s Seller’s MLS Service, an Exclusive Agency to Sell Contract, your home will be listed on the Realtor’s MLS and if you sell your home on your own, there’s no commission due, just the $475.00 flat fee due at the time of signing up for the service.

If, however, a buyer’s agent sells your home to their buyer client, you’ll agree to pay the buyer agent commission, an amount you decide on, and that amount will be shared with buyer agents should they sell your home to their buyer client (for example, Buyer Agency Compensation 2.5%) and you will be legally responsible to pay that commission at closing.

Be on notice, when you are doing showings and open houses, and list your home on the MLS, you need to ask buyers if they are working with a realtor and ask if they signed a buyer agent agreement. Don’t assume because they visited your home without an agent, they’re not working with one. If the buyer has a signed agreement with an agent, you will be responsible for that commission due at closing.

If you don’t want to pay out a realtor commission, then go to our For Sale by Owner Service (FSBO), where no commission is due regardless of whether someone is working with a realtor or not. Your listing won’t be posted on the Realtor’s MLS, but you will have other tools and a listing on this site to help you sell your property.

The Seller’s MLS includes the following:

  • You will have two listings, one of the Realtors MLS and one on Living Connecticut’s website.
  • The cost of the service is $475.00 and is for a six-month listing on both sites and should a buyer’s agent sell your home, an unconditional commission will be due at closing, an amount you decide on.
  • You will be responsible for creating your listing on Living Connecticut’s site which you will have access to once you sign up for the service. Living Connecticut will create your MLS listing with the information and images you provide when you create your Living Connecticut listing.
    • You’ll also have the option to have your public open houses posted on the Realtor’s® MLS for realtors and their buyers to access to. Your phone number will be included on the listing for agents to contact you directly.
    • If you choose, at no additional cost, your home will be posted on Homes.com, Realtor.com, Homesnap and the IDX.
    • 24-hour access to create, edit and upload images and information to your listing.
    • You’ll be able to include property details, upload photos and a video house tour if you choose, post your open house schedule on the site and on your listing, be able to provide directions and special notes you want to include, and add your contact information for buyers to reach you directly for questions and to schedule showings.
    • You as well as buyers will be able to print out and email copies of your listing.
    • Buyers will have the option to provide feedback on schedule showings and public open houses.
  • Real estate documents and disclosures typically used by agents in a real estate transaction.
  • A professional “For Sale” sign on loan to you installed on your property with your phone number added for buyers to contact you directly.
  • Your own web address linked to your listing and displayed on your For Sale sign for people driving by to access your listing in real time.
  • An “Open House” sign included.
  • A “House for Sale” directional sign included.
  • Information and trade secrets that aren’t so secret but are important tools that agents use to help sell your home is included on your Dashboard in the in the Seller’s Library along with a checklist that will get you started and help you stay on track for managing the sale of your home.

  • Step 1 : Go to and review the Seller’s MLS Service Agreement
  • Step 2 : If you’d like to proceed, agree to the terms and fill out the form with your information included.
  • Step 3 : You’ll select your payment method through Pay Pal where the cost of the service is $475.00
  • Step 4 : Once your payment is processed, you’ll be taken back to the site where you will create a login and password and then be redirected to your Dashboard each time you login
