- The cost of the service is $350.00 and is for a six-month consecutive term, or until the property is sold, taken off the market, or you list your home with a real estate broker, whichever occurs first. You may add an additional six-month consecutive term for $100 at anytime while your account is still active. The additional six-month term will begin at the end of the first six-month term.
- If you decide to list with a real estate broker, you agree to notify Living Connecticut immediately so that we may take down the listing and close the account.
- Once you sign up for the service, you’ll create a login and password for your account and be taken to the Dashboard which will give you access to all of your real estate tools and information available only to account holders through this service.
- For Sale By Owner website listing – As an account holder you will create your For Sale By Owner (FSBO) web listing, which you will be able to access through the Dashboard, to be posted on this site, one listing per account, filling in all the information about your home/property, adding pictures and contact information in real time. You may make changes and edit the information and add and remove photos as often as you choose, your listing will be available to you 24 hours a day. If you need help, and would prefer that we post the listing for you, you’ll have the option to choose, and we will be happy to post the listing on the site for you.
- With your FSBO web listing, buyers will be able to view your property online, contact you directly, schedule showings, get directions, print out your listing, and be able to provide feedback to you on showings and open houses. We also offer buyer information to help ready buyers for purchasing a home and sort through expectations.
- Realtor MLS listing – In addition to your FSBO web listing, you’ll access the form, on your Dashboard, to fill out the information needed to set up your realtor MLS listing which will be posted on the realtor’s statewide MLS (Smart MLS), the site realtors use when they go looking for homes for their buyers. Since you have to be a licensed agent/broker to have access, you’ll submit your information on your dashboard and Living Connecticut will add your listing, make changes, and add photo to your MLS listing.
- You’ll be notified as soon as your listing is posted and copies of your listing will be forwarded to you via email. You can then access your realtor listing from broker websites, realtor.com, other national sites and Living Connecticut’s site, go to Search Properties/Advanced MLS Search.
- A professional “For Sale By Owner” sign, with your phone number added, will be on loan to you. The sign will typically be installed on your property within 4 business days from time of confirmation of your account. There are exceptions where there can be delay, for example, if there is an incorrect address, bad weather, or other circumstances, but that’s the exception.
- If the sign is damaged, including vandalism, car damage, beyond normal wear and tear, or not available for pick up at the end of your listing, you agree to pay Living Connecticut $100 for it’s replacement.
- One “Open House” sign is yours to keep.
- One “House for Sale” directional sign is yours to keep.
- One Brochure Box for public access to your listing is yours to keep.
- You will have access to the Open House Schedule on this site where you can post an Open House at your discretion and should you need to change or cancel your scheduled Open House, you’ll have access to do so.
- You’ll also be able to have your open house posted on the realtor’s MLS site that will be made available to realtors so they can either take their clients or send them to your public open house.
- Since most of the work is done up front, there are no refunds.
- Living Connecticut is an advertising platform, so:
- With our For Sale By Owner Service, Living Connecticut isn’t representing you or your property, we are not your real estate broker, we do not provide legal or appraisal services, and we will not be paying a real estate commission nor will we be asking for one.
- Living Connecticut is not responsible for any management, maintenance or up keep of your physical property.
- Living Connecticut is not responsible for your showings, open houses, visitors, loss, or damage due to the property being posted on this site.
- We reserve the right to edit, restrict, or remove any information that is deemed inappropriate or offensive at Living Connecticut’s discretion, for any reason, at any time.
- You are 18 years of age or older and are the legal owner of the property you are listing/posting and that all the material and information you submit you own or control rights to.
- You are responsible for the information contained in your For Sale By Owner listing. No unlawful content, inaccuracies, or misrepresentation are permitted. If this happens you’ll be asked to correct your listing. If you refuse, any fees or purchases will be nonrefundable and your service will be terminated.
- Living Connecticut is a secure site with SSL protection to encrypt your private information. Your information will not be sold or shared with anyone, other than for the purpose of this service.
- Commission Rate and Payment: During the period of time of this agreement if a licensed realtor finds a buyer, ready, willing and able buyer to purchase your property and both buyer and seller mutually agree to the terms, and an offer is accepted, you agree to pay a commission, an amount you decided on noted below, to the buyer’s broker.
- The commission shall be payable when the title passes at closing.
- There is no seller agent/listing commission due… only a buyer’s agent commission if the buyer is represented by an agent/broker.
- If you sell the property directly to an unrepresented buyer, no commission will be due. It’s recommended that you ask a buyer if they have a signed agreement with a real estate agent, representing them as a buyer to know whether you will be paying a buyer agent commission.
- Example:
- In a real estate transaction the listing agent agrees to sell your house for 5% commission. The listing agent (aka seller/listing agent) will keep 2.5% and offer the other 2.5% to the agent that finds the buyer (aka buyer’s agent).
- Since you are selling your house on your own, there is no seller/listing agent commission you have to pay out and instead will be paying a $350 flat free to Living Connecticut for listing your home on the realtors MLS along with the other services provided.
- The only commission you would pay would be the buyer agent commission, 2.5%, if the buyer were represented by a realtor/broker.
- Example:
- By signing below and accepting the terms above, you are giving Peacock Properties, dba Living Connecticut permission to list your home/property on the Smart MLS (statewide) Listing Service and Living Connecticut’s website.
- Further, you agree that all your statements and information submitted here, on your FSBO web listing, and on the your statewide MLS listing form to be submitted to the Smart MLS are to the best of your knowledge true and correct.
