- The cost of the service is $340.00 and is for a six-month consecutive term or until the property is sold, taken off the market, or you list your home with a real estate broker, whichever occurs first. You may add an additional six-month consecutive term for $75.00 at any time while your account is still active.
a. If you decide to list with a real estate broker, you agree to notify Living Connecticut immediately so that we may take down the listing and close the account.
2. Once you sign up for the service, you’ll create a login and password for your account and be taken to your Dashboard giving you access to all your real estate tools, information, and documents. Thereafter, each time you log in you’ll be taken to the Dashboard to manage your account.
3. With this service, you’ll have access to real estate documents typically used by agents in a real estate transaction (i.e., Property Disclosure, Lead Paint Disclosure, and an Offer to Purchase).
4. As an account holder, you will be responsible for creating your FSBO listing, one listing per account, filling in all the information about your home and property, and adding pictures, notes, open house schedule, and contact information in real-time. Once you save your listing, it will be posted on this site under Search Properties/For Sale by Owner.
5. A professional “For Sale by Owner” sign, with your phone number added, will be on loan to you. The sign and its post will typically be installed on your property within 4 business days from the time of confirmation of your account. There are exceptions where there could be a delay, for example if there is an incorrect address, bad weather, or other circumstances, but that’s the exception. (Note: New Canaan and Greenwich have special sign requirements that can take a week to 10 business days to install your sign. )
a. If you live in a private association or gated community, it will be your responsibility to check the rules and regulations to be sure signs are permitted on the property.
6. If the sign and/or post is damaged, including vandalism, car damage, beyond normal wear and tear, or not available for pick up at the end of your listing, you agree to pay Living Connecticut $100.00 for its replacement.
7. With your account, you’ll get your own web address, specific to your property, linked to your listing, which will be added to your “For Sale by Owner” sign so that people driving by can pull up your listing in real-time.
a. No web address signs or riders are permitted in the towns of Greenwich or New Canaan but we will be happy to send a brochure box in its place that can be hung on the signpost for you to make copies of your listing available to buyers where you can include your listing’s web address.
8. One “Open House” sign is included. You’ll have the option to have the day and time of your open house printed on your sign or leave it blank. If you know, for example, you’ll be holding your Open Houses on Sundays from 12pm-3pm, have the day and time or just the day printed on the sign, otherwise leave it blank.
9. One “House for Sale” directional sign included.
10. NOTE: Your “Open House” sign, “House for Sale” directional sign, and web address and phone number sign will be shipped to you separately and typically will arrive 10 business days from confirmation of your account since they are signs specific to your property. It will be your responsibility to slide the phone number and web address rider in the slot along the top side of the sign’s post.
a. Greenwich and New Canaan sign regulations are specific in that the only words allowed are “For Sale by Owner” or “For Rent by Owner” with your phone number. Open House signs are permitted but only for the day of the event and must be posted directly on your property.
11. You will have access to the Open House Schedule where it will be your responsibility to post public your Open House events on this site in real time. Should you need to change or reschedule your public Open House(s), you’ll have access to do so. Each time you post a new Open House event and save it, it will automatically be included on your listing so when buyers pull up your listing, they will have access to your open house schedule.
12. You may cancel the service at any time. Since most of the work is done upfront there are no refunds.
13. Living Connecticut’s For Sale by Owner Service is an advertising platform so:
a. With the For Sale by Owner Service, Living Connecticut isn’t representing you or your property, we are not acting as your real estate agent or broker and we will not be paying a real estate commission nor will we be asking for one and we do not provide legal or appraisal services.
b. Living Connecticut is not responsible for any management, maintenance, or upkeep of your physical property.
c. Living Connecticut is not responsible for your showings, open houses, visitors, loss, or damage due to your home/property being posted on this site. You’ll be responsible for the sale of your property and all its representations.
14. You are responsible for the information contained in your For Sale by Owner listing. No unlawful content, inaccuracies, or misrepresentations are permitted. If this happens, you’ll be asked to correct your listing. If you refuse, any fees or purchases will be nonrefundable, and your service will be terminated.
15. We reserve the right to edit, restrict, or remove any information that is deemed inappropriate or offensive at Living Connecticut’s discretion, for any reason, at any time.
16. Living Connecticut and including its owners, officers, and agents shall be indemnified and held harmless by you from any claims or litigation resulting from any matters relating to this Service Agreement.
17. You are 18 years of age or older and are the legal owner of the property you are listing/posting and all the material and information you submit you own or control rights to.
18. If you’d like an enhanced version of this service and list your home on the Realtor’s® MLS go to the “Sellers’s Multiple Listing Service”.

20. STATEMENTS REQUIRED BY LAW – This agreement is subject to the Connecticut General Statutes prohibiting discrimination in commercial and residential real estate transactions (C.G.S. Title 46a, Chapter 814c, as the same may be amended from time to time.) It is unlawful under federal and/or state law to discriminate on the basis of race, creed, or religion, color, national origin, ancestry, sex, sexual orientation, gender identity or expression, marital status, civil union status, age, lawful source of income, intellectual disability, learning disability, mental disability or physical disability, familial status and status as a veteran.
21. LIMITATION OF LIABILITY – Under no circumstances shall you, or any other person or entity, be entitled damages whether in tort, contract or otherwise, with respect to anything contained or referred to in this document/contract in excess of $340.00 in the aggregate with respect to all such persons and entitles including their costs and attorney fees.
